Fairbury 23' Apartments is located in Fairbury, Nebraska at the heart of the Oregon Trail territory.

The original school building was constructed in 1923 at the corner of 7th and J streets. The U-shaped structure is similar to many other schools of its time, with the exception of the auditorium and gymnasium that combine to form the U-shape. The gym was only large enough for the basketball court, so the audience was seated in the raised auditorium. Likewise, the stage for the auditorium was the gymnasium floor. The building remained in use until the mid 1990s when a new school was constructed and the 23' Building was sold to a newly formed group of Alumni who wanted to preserve the building for community uses.

After an eight year struggle of feasibility studies, waning developer interest and continual maintenance issues, the project stalled. When Foutch Brothers, LLC bought out the contract from the existing developer and re-structured the deal, construction began in earnest during the autumn of 2004 and was completed one year later.

The newly renovated Historic structure contains 26 Affordable Senior Living apartments, two Alumni museum rooms, an Alumni office and a restored auditorium that is used as a Community Room.

The apartments are all two bedroom, one bath units with the exception of the redesigned gym which created two story apartments featuring an additional bedroom/den and storage room and are close to 1,400 square feet. The large common hallways still have the original metal lockers and glass trophy cases which have been restored and put back in use by the Alumni group.

Nebraska Governor, Dave Heineman, celebrated Foutch Brothers, LLC's contribution to the community of Fairbury with an official dedication ceremony in March of 2006.
